FSBO simply stands for ‘For Sale By Owner’. Traditionally, while selling a house, the home owner approaches a broker, who finds an appropriate buyer. But in the bargain, the home owner has to pay commission to the broker, which might prove to be really expensive. Then came the concept of FSBO. It means that the home owner directly sells the house to the buyer, without the help of any brokers; there is no commission involved. Since there is no commission involved, both sellers and buyers are highly attracted to FSBO houses. FSBO is gaining popularity in the USA and Canada, but has not really spread to the other parts of the globe yet.

While resorting to FSBO selling, one downside is that you have to do all the advertising, the paperwork and the hunt for potential buyers. There will also be lots of problems while negotiating with the buyer. You will also have to hire an attorney to ensure that all the documents are in order and you have to ensure that your advertising is effective. Here are some tips that might come in handy while advertising for your house.

Firstly, your advertisement should contain the fact that the house is FSBO. You should also include the details of the neighborhood. Most buyers look to purchase houses in quiet neighborhoods. So ensure that you describe the neighborhood in detail and accurately. Take pictures of your house, both the exterior as well as the interior, and post them online for the buyers to see. Every buyer would like to see pictures of the house that he or she is going to purchase.

The next most essential one is to include the price of your house in the listings. Many sellers do not resort to this because potential buyers might be discouraged by the price of the house. While this may be so, there will be others, who think that the house fits their budget and they might immediately accept to buy the house.

Today, there are also several multiple listing services (MLSs) that have sprung up, many of them being free. The MLS basically is a database and getting your property listed here, is a great way to advertise, as many buyers will be scourging these listings to search for a house. This is a tool that earlier FSBO sellers did not have and as a result, ended up at the doorstep of professional brokers, who would do all the dirty work. But now with the advent of free MLS, house owners have a new weapon; one they did not have before. After getting your house listed on the MLS, look towards get it listed in an FSBO website. This might not be as effective as the MLS, but it will surely increase the chances of the house being sold.

FSBO is an emerging concept and it has a long way to go before it can finally be cemented. The quantity of FSBO sellers is not very high now. So capitalize on it now, before it is too late!
